Let me start by saying this...NO ONE wants to pay more for a home than it's worth. Today, buyers are SMART!! They decide that they want to move and they start looking...A LOT!! Where do they look? 98% of them look ONLINE!! By the time they have decided to call me to arrange a visit to see your home in person, they have probably already looked at 100's of other homes online! They do their homework! So, you be sure to do YOUR homework as well! You only have one chance to make a great first impression! If you want to make top dollar on your home, your home has to be priced right and it has to look GREAT!! (By the way, I can help you do that!)
Below is a list of things to help you get your home ready for the market, which will help you get top dollar when you sell it!

What is a good price for your home? A fair market price
What is a bad price for your home? A random high price thrown out there to "see what you can get"
Before you tell me to 'take a hike', let me explain!
I know...that other realtor told you that they will LIST your home for a higher price, right? To give you negotiating room?
What if you listed your home at a price that wasn't negotiable? What if I told you that people don't like negotiating? Do you? Most people don't!! And, when they think a home is priced well, they don't have a problem offering what you are asking.!! When you sell a beautiful home at a fair market price, you often get multiple offers! Sometimes the offers are higher than your asking price! Don't over price your home! It's not worth it in the end! Again...buyers are SMART!!
Here's my personal theory (many people agree!!) and my true belief, based on experience...
PRICE YOUR HOME RIGHT, MAKE IT LOOK GREAT, AND IT WILL SELL QUICKLY AT A FAIR PRICE!
How many times have you looked at a home that has been on the market for a few months and asked yourself,
"I wonder what's wrong with that house?"
DON'T GET INTO THIS TRAP WITH YOUR HOME!! You never want people to ask this of your home!! EVER!!!
In this area (central west coast of Florida, Pinellas County in particular) homes sell FAST!! If a home doesn't sell in a couple of months, people start asking that annoying question! Well educated buyers who have done their homework should be able to see that the home was simply over priced to begin with, causing the home to sit too long at an unfair price. Unfortunately, even after a price is corrected, buyers become skeptical and continue wondering what is wrong with that particular property!! Or, they think that the sellers won't negotiate or be easy to work with.
I see this happen all the time!
TIP: When you are interviewing Realtors to list your home, ask what they think is a fair listing price. Then, ask them how they came up with that price. Hopefully they have done the appropriate homework and can show you comparable properties that they used to come up with your listing price!
VERY IMPORTANT!! Look at what other homes in your neighborhood have SOLD for, not what they are LISTED for. What matters is what sellers actually got for their home, not what sellers are asking to get. Is your Realtor being reasonable with their listing price?
