Inspections

The point of in inspection is for a buyer to have a professional find anything and everything wrong with a home before they buy it. That is what you hire them to do! But, sometimes an inspection can scare buyers away from a home that's really not in too bad of shape! Inspectors can even find things wrong in BRAND NEW homes! So, if you are purchasing a home built in 1982, there's bound to be imperfections!

This is where you have to put things into perspective. You can't expect perfection!

What you CAN expect is for a home to pass a four-point inspection! Those four important parts of an inspection include the HVAC system, the roof, the electrical and the plumbing. A lender or a bank will want those things operational and up to code if they are going to lend you money on that home! So, even if a seller is selling their home "AS IS", you can ask for these things to be corrected. (Along with treating any wood destroying organisms such as termites or mold)

So, ask around for the inspector your friends used...ask if they liked them and if they felt like the inspector missed anything. Ask if they thought the inspector put things into perspective or if they made every little flaw seem like a $1,000 repair. Lastly, keep an open mind on the flaws that were found...do you really need a plumber to tighten a toilet? Do you need a contractor to replace weather stripping on a garage door? Probably not, so don't let these little things scare you!


TIP: Ask your Realtor if they can help you find reputable contractors, electricians and plumbers for the big stuff...and help you find a handyman for the small stuff. What else can you do if you don't like the results of the inspection? You can ask to renegotiate, or ask for money back at closing so you have money for the repairs.
